As September comes to a close, it's time to delve into the insights from the data in the Rochester, NY real estate market.
Sales Price
Monroe County's median sales price has stayed the same as last month, but still higher than last years peak.
Conversely, the median price per square foot has jumped up a couple dollars since last month.
Inventory
Shifting focus to inventory, there has been a spike in inventory in September. Last month we saw 456 properties on the market and September there was 568, an increase of 112 properties.
On average, homes in Monroe County are selling for 116.6% over the list price.
Days On Market
The median days on market still hover around a week from listing to going under contract. It highlights how quickly homes are being sold in the current market.
List Price
The list price has came down from this years peak of $229,900 to $219,900, a $10,000 drop in the median list price.
Closed Sales
Closed sales in Monroe County has dropped significantly since August's 714 sales, down to 525 sales for September.
